3. Offer Buyers a Seller Paid Home Warranty:
Most Home Warranties cost between $380 and $400 for one year.
This would be a great way to bring in potential buyers; you are offering them
peace of mind purchasing your home. If you already have a home warranty ask the
company about transferring the remaining service time or purchasing a buyer’s
policy for the next owner to save money.
Seller’s often pay some or all of their buyer’s closing
cost, most buyer’s agents will ask for 3% closing cost assistance- but did you
know most lenders can close a typical buyer for under 2% closing cost
assistance? That’s right! So if you agree to a max of 3% you are most likely
already paying for the buyer’s home warranty indirectly as part of their
closing cost…the best part is most buyers don’t know this upfront!
So why not get them more excited about your home with
something you are already willing to pay for?!?
4. Photos and Videos:
Gone are the days of a few snapped photos in the Multiple Listing
Service (MLS). While this was breakthrough technology for buyers and their
agents a few years ago this is now a minimum standard practice, in fact agents
are required to have at least 1 front photo unless the homeowner has
specifically asked for no photos! Sooo set yourself apart! Did you know 32
photos in the magic number for most online sites like Realtor.com and
Zillow.com.
Adding 32 photos to
your listing will bring you to the top of most buyer searches increasing your
homes exposure. Show them your unique qualities we talk about— most
importantly, make sure they are labeled correctly!! People want to know what
they are looking at. And think details kitchen vs. Entertainment Kitchen!
Use sites like YouTube.com to create a walkthrough video
showing potential buyers what your home looks and feels like. Give them your
details. This will help bring serious buyers into your home faster! We like to
have homeowner do this personally and tell the buyer about their home-
especially in traditional sales, remember if you loved it chances are they will
too. Most agents now have their own YouTube channels featuring all their listing
in one place.
5. QR Codes- Targeted
URLs:
QR codes on market advertising are a great way to give
additional details to buyers. Market advertising needs to catch buyer’s
attention but the QR codes provide the interested buyers with important details
they need about your home!
Targeted URLs make your address your web address; like
123WDesertLn.com. For a very low cost you can turn your property address into a
specific web page designed to advertise all the details about your home! You
can direct all marketing back to this central place. Many web site builders
offer free easy to use website templates for easy updates, changes and
additions.
Again, a picture is worth a thousand words but we are
looking for them to use that money to purchase your home! So give them the
information they need to pull out their checkbook and get serious.
